Why pressure washing isn't always the answer
Pressure washing is excellent on hard, robust surfaces — concrete, brick and paving. But on roofs, painted render, timber cladding and Colorbond, high pressure can strip granules from roof tiles, crack or loosen render, lift paint and permanently damage the surface. If you've ever seen a roof that looks worse after a clean, it was almost certainly pressure washed when it should have been soft washed.
Soft washing solves this by replacing mechanical force with chemistry. We apply a low-concentration, biodegradable solution that penetrates and kills the biological growth — mould, algae, lichen, moss — at the root. The residue is then rinsed away at low pressure, leaving the surface clean without any of the mechanical stress.
What soft washing treats
The most common application is roof cleaning. In Adelaide's climate, roofs accumulate lichen and algae that gradually break down roofing materials and reduce the effectiveness of reflective coatings. A soft wash removes the growth and significantly extends the functional life of the roof. Results typically last two to three years before a repeat treatment is needed.
We also soft wash painted and rendered exterior walls, timber weatherboard, Colorbond fencing and cladding, and shade sails or awning fabric. Anywhere mould or algae has taken hold on a surface that can't tolerate pressure, soft washing is the right approach.

We take care to protect garden beds and lawn areas adjacent to the work zone, and we flush any overspray with clean water once the job is done. The products we use are the same class employed by professional restoration contractors — effective, but not harmful once diluted and rinsed.
Long-lasting results
Because soft washing kills the organism rather than simply removing the visible growth, it takes significantly longer for regrowth to appear than it would after a pressure wash.
